Rimkus will conduct an Immediate Needs Analysis and a Future Needs Analysis to define probable costs to remedy physical deficiencies. The Immediate Needs Analysis will outline the probable costs for deficiencies requiring immediate action while the Future Needs Analysis sets forth anticipated capital expenditures on major building components over the life of the loan. Budget estimates for these costs can include present and future items needing repair, replacement, or correction and are broken down into four categories:

• Immediate (0-1 year)
• Short Term (2-4 years)
• Mid Term (5-10 years)
• Long Term (10 years)
